This farm is conveniently located one mile North of HWY JJ and only 6 ½ miles from the grain elevators in Norborne, MO.  It is a farm that is wide open and easily farmed with bigger equipment.  In the last 3 years, the Kresin Family has made improvements of terracing, tiling, tile outlets, waterway dirt work, and risers, totaling $70,215.55.   You will be impressed when you view the farm and its row crop potential, and in addition, there are excellent home-building sites along both Co. Rd 121 and Co. Rd. 270. Insurance APH for soybeans is 47.  Insurance APH for corn is 121.  The farm has been planted in soybeans the last 5 years to accommodate the Tenants and make land improvements easier. Improvements such as dirt work, terracing, tiling, and risers for improved drainage and soil conservation have consisted of the following expenditures. 2021 – $18,920.40 – Spring 2021 – $26,529.95 – Winter, 2022 – $24,765.20 – Winter To total $70,215.55 and the work was done by Hostetler Construction, Buddy Hostetler, Waverly, MO. Method of Auction: The land will sells as 1 Tract of 159.5 Taxable Acres M/L and will be offered so much per acre times 159.5 as the multiplier to determine the final selling price. Property sells with the confirmation of the bid price by the seller. This will be a live onsite auction with internet bidding available through WheelerLive. Internet bidders must be preapproved 24 hours prior to the sale. Tenant:  There is no tenant agreement in place for the 2024 crop year or beyond.  There are farmers in the area that would like to farm this ground and are wishing to submit a rental proposal to the buyers in the event that a non-farming entity purchases this farm. Possession: Immediate possession is granted upon signing the contract and receiving the escrow down payment. Taxes:  The 2023 taxes are paid in the amount of $763.27.  The buyer will be responsible for all the property taxes in 2024 and beyond. Utilities:  Farmers Electric Cooperative, Chillicothe, MO serves the Grain Bin Fan and unloading auger on the property. Water:  There is no rural water lines or meters on the property.  The closest rural water lines are half mile North on Co. Rd. 121.  Schools:  Norborne R-8 School District Mineral Rights: The sale shall include 100% of the mineral rights owned by the sellers. Easements: Sale of the property is subject to any and all easements of record.  Acreage/Survey:  The property will sell using the Taxable Acres as the multiplier.  All acreages are approximate and accurate to the best of our ability using assessors’ maps, measurements, and legal descriptions.
